Charlie West and Garment Street Condos represent two flagship developments that have redefined the skyline and lifestyle of downtown Kitchener. Charlie West is a beacon within the heart of the city, offering a fusion of urban living spaces and commercial uses in a strategically situated, transit-oriented, mixed-use building.
Complementing this vision, Garment Street Condos is a distinctive three-tower residential complex that pays homage to the site's industrial heritage with an internal road named “Garment Street.” This tribute underscores the rich historical traditions of the area while offering contemporary residential amenities.
Together, these projects are set to enhance the urban fabric of Kitchener by blending its historical roots with modern architectural excellence.

Charlie West is now a landmark in downtown Kitchener, offering a blend of urban living spaces and commercial amenities in a centrally located, transit-oriented, mixed-use building. The structure comprises a commercial and parking podium topped by a residential tower, all situated on a compact infill site at the heart of downtown.

To meet a demanding design and site planning schedule, the building adheres to existing zoning regulations while achieving a high density of 300 units. The ABA team's deep understanding of Kitchener's bonusing and parking ratio provisions enabled them to design an efficient and high-quality residential tower that fulfilled the client's requirements without necessitating minor variances or additional public planning procedures.

Garment Street Condos is a landmark three-tower residential development situated in Downtown Kitchener. Paying homage to the site's industrial heritage, the development features an internal road aptly named “Garment Street.” This project seamlessly integrates residential spaces with a heritage building, known as “Glove Box,” which has been converted into office space by Edge Architects (now mcCallumSather), creating a harmonious urban environment.

Innovative interconnected parking structures support a shared approach to bicycle and vehicle parking. Notably, Garment Street Condos marked the first collaborative effort between the City and ABA under the draft Tall Buildings Guidelines. Throughout the project, ABA worked closely with the City to meticulously assess tower separation impacts and meet podium design requirements, ensuring a cohesive and successful development.
